We built and ran a daily lead-generation system that monitors foreclosure and trustee-sale activity across all 254 counties in Texas — turning scattered public records into clean, address-verified leads for a real estate client.
Foreclosure and notice-of-trustee-sale records in Texas are spread across hundreds of separate county websites — appraisal districts, GIS parcel maps, and county clerk/recorder portals — each with its own format, filters, and quirks. For an investor, manually checking even a handful of counties every day is impossible. Most opportunities are missed simply because no one can watch the whole state.
We created a structured, repeatable mining operation covering every Texas county. For each county we mapped the exact sources and the step-by-step path to the latest filings, then ran a trained team through them on a daily schedule — logging every county’s mining date, raw results, and qualified leads so nothing slips through and no record gets worked twice.
For each of the 254 counties we documented the appraisal district, GIS map, and recorder/foreclosure portal plus the exact steps to the newest filings.
A team works the counties on a daily rotation, pulling the latest foreclosure and trustee-sale notices by filed/sale date.
Each record is checked against the property data, address-verified, and de-duplicated against what’s already been delivered.
